Tenant Section

When Applying for a Lease What Do You Need for Information?

You will need to fill out the applicable forms listed on our Tenants Application page. We will need personal information such as your name, social security number, current address, employer information, your current salary, etc.

What Type of Deposit Will I Need to Secure a Rent?

This can vary from unit to unit but typically there will be a security deposit and the first and last month’s rent required.

Do I Need To Have a Guarantor?

If you are a college student, have bad credit or low income then we require you to have a guarantor. They will need to fill out the guarantor credit application and guarantor form.

Who Do I Call If I Have a Maintenance Issue?

Just visit our website and fill out the maintenance request form in the Tenant’s section. Once we receive your request you will receive a phone call and an estimated time when someone will arrive to address the issue. When filling out the form it is very important to provide us will detailed information for a quicker processing time.

Are All Your Leases Yearly Contracts?

Our leases can vary depending on availabilities. Most leases are for a year but we may have some short term leases along with vacation rentals available.

What Is the Move Out Process?

Your lease agreement will state how much of a notice is required before moving out to eliminate extra costs. Once you’ve notified us and moved out we will inspect your unit to see if it incurred any damages before refunding you your security deposit.

What Type of Properties Will You Manage?

We have the experience, capabilities and team to manage most property types including, apartment buildings, town houses, mobile home parks, storage units, motel, hotels, and business buildings.

Will You Be Advertising My Properties?

Yes. Your property will be displayed on our website with pictures, specs, fees and rental terms.

Do You Handle All Tenant Issues?

Absolutely. We do all the screening to make sure we fill your property with qualified tenants along with collecting rent, going after late rent, evictions, and inspections. We will even take care of maintenance issues from leaky faucets to lawn removal, landscaping and snow removal.

Do You Take Care of Fiscal Management?

We do and we do it very well. You’ll receive profit/loss statements, balance sheets, and a year-end accounting summary of your account and 1099s.

Do You Offer General Contracting Services As Well?

This is another area we excel in. If you’re thinking about remodeling, adding on, or even doing some major landscaping we have the team on staff that is qualified to do this type of work.

Do You Offer A-La Carte Services?

You get to pick and choose the services you are interested in. Every contract is customized for our clients to provide them with what they want and need.
